Qualifying Criteria & Application Information
All occupants 18 years of age or older must complete and submit an application and consent to screening. Minor children are exempt from application submission requirements.
The application fee is $75 per applicant and is non-refundable. Please ensure you are able to qualify prior to submitting an application.
Some homeowners associations (HOA) or condominium associations may require an additional application and/or application fee. If applicable, you will be notified prior to submitting any additional fee.
Applicants must demonstrate gross monthly income of approximately three (3) times the monthly rent. Income verification is required.
Current occupancy standards are generally limited to a maximum of two persons per bedroom, with reasonable exceptions for minor children where permitted by law.
All managed homes are leased and accepted in “as-is” condition. Applicants should only apply after personally viewing both the interior and exterior of the property.
By submitting an application, you authorize Blak Reserve Managementto conduct a background investigation which may include, but is not limited to:
- Criminal background screening
- Verification of current and previous landlord references
- Employment verification
- Review of public records including past evictions and bankruptcies
- Review of local county civil and criminal records
- Credit report review and evaluation of credit history
Applicants should maintain positive credit history and financial responsibility. Outstanding judgments, unpaid landlord balances, or significant unresolved collections may affect approval status.
Final approval is subject to full screening results, verification of all submitted information, and management discretion in compliance with Fair Housing laws.
